Terms of Service

By creating an account or using Sity, you agree to these terms. If you don't agree, please don't use the platform.

Sity is a marketplace that connects landlords, agents, and tenants in Ghana. We provide the platform, listing verification, and a way to reach each other. Sity is not a party to any rental agreement, lease, or transaction between a landlord and a tenant. We don't collect rent, hold deposits, or guarantee that any listing results in a completed rental. Any agreement you reach with another user is between you and them.

You must be at least 18 years old to create an account on Sity.

Sity has different account roles — tenant, landlord, agent, and internal staff (customer service, admin) — each with different capabilities on the platform. You're responsible for keeping your account credentials secure and for all activity under your account.

If you list a property as a landlord or agent:

• You confirm the listing is real, that you have the legal right to rent out the property, and that the information you provide (price, photos, description, availability) is accurate and current.
• Before your first listing goes live, you'll be asked to verify your identity with a government-issued ID and a selfie. This is a real requirement, not optional — it's core to how Sity maintains trustworthy listings.
• Sity's review team checks listings before they go live and may request changes or reject a listing that doesn't meet our standards.
• You're responsible for keeping your listing's availability status accurate — marking it unavailable once it's rented, for example.

If you're a tenant:

• Listing contact information (a landlord's phone number) becomes visible to you once you're signed in and viewing a specific listing.
• Verification and review reduce the likelihood of fraudulent listings, but Sity cannot guarantee that every detail of every listing is accurate at every moment, or that a landlord will honor what's listed.

If you believe a listing is fraudulent, misleading, or involves a landlord acting in bad faith, you can report it directly through the listing page. Our team reviews every report. Filing a report that you know to be false, or made in bad faith to harm another user, is a violation of these terms.

You agree not to:

• List a property you don't have the legal right to rent out
• Post false, misleading, or intentionally deceptive information in a listing
• Use another person's identity or documents for verification
• Harass, threaten, or discriminate against another user
• Attempt to circumvent Sity's verification or review process
• Use the platform for any purpose other than genuinely seeking or offering a rental

We may suspend or terminate an account that violates these terms, submits fraudulent verification documents, or is the subject of credible, repeated fraud reports. We'll generally try to explain why, except where doing so would undermine an active investigation.

Sity verifies landlord identity and reviews listings before publication, but we don't independently inspect every property, and we can't guarantee that a property matches its listing in every respect, or that a rental will proceed smoothly. Sity is provided "as is" — we work to keep the platform accurate and reliable, but we don't guarantee it will be error-free or uninterrupted at all times.

To the extent permitted by Ghanaian law, Sity is not liable for disputes, losses, or damages arising from a rental arrangement between users, or from a listing that turns out to be inaccurate despite our review process. Our role is facilitating the connection and verification — the rental relationship itself is between you and the other user.

If we make a material change to these terms, we'll update the date above and make a real effort to notify existing users, not just quietly edit the page.

These terms are governed by the laws of Ghana.
